The title deed is the step that matters

Converting your Oqood into a title deed takes four to eight weeks after handover. Until it is in hand, Ejari registration is blocked — so you cannot legally let the property — along with Golden Visa applications against it and any secondary-market resale.

Missing documents at the DLD registration stage are the usual cause of delay, and the delay compounds. A buyer planning to rent from month one who has no title deed until month three has lost a quarter of the first year’s income.

Keep the completion notice. It carries the property index number (PIN) you need for Ejari and utility connections, and it is the single most commonly mislaid document in the whole process.

Frequently asked questions

How long after handover do I get the title deed?

Typically four to eight weeks for the Oqood conversion, assuming the document pack is complete. Missing paperwork is the usual cause of longer delays.

Can I rent the property immediately after handover?

Not until the title deed is issued — Ejari depends on it. Plan for a gap between keys and first rent.

What documents should I receive at handover?

Completion notice with the PIN, signed handover form, snag list and rectification confirmations, warranty documentation, access cards and service charge details.

Do I have to be in Dubai for handover?

No. It can be completed under a properly drafted and attested power of attorney. Arrange it well ahead — attestation from abroad takes time.
