What a Dubai transfer costs

The headline is the 4% DLD transfer fee on the sale value. Legally it is split between buyer and seller; in practice the buyer usually pays all of it unless the contract says otherwise. That is negotiable, and worth negotiating at offer stage rather than after terms are agreed.

On top sit fixed charges that are easy to underestimate: a DLD admin fee of AED 580 on ready property or AED 40 off-plan, and trustee office fees of AED 4,000 under AED 500,000 or AED 4,200 above it.

All in, budget roughly 6.5–7% of the purchase price buying cash, and 7.5–9% with a mortgage once bank arrangement, valuation and mortgage registration are added. On a AED 2M property that is AED 130,000–180,000 beyond the price.

Contract drafted and the No Objection Certificate obtained. NOCs are withheld while service charges are outstanding, so we check the ledger early rather than the week before transfer.

Written cost breakdown

Every charge itemised against your specific property — the 4% transfer fee, DLD admin, trustee office fees — with who pays what and which items are negotiable.

Escrow and funds routing

For off-plan we confirm the project escrow account exists and matches. For overseas buyers, funds route to a UAE escrow or client account so cheques can be issued on transfer day.

Power of attorney

Buy without being in Dubai. We arrange a properly drafted POA, notarised and — if executed abroad — attested and legalised, which takes longer than most buyers expect.

Transfer day

Manager’s cheques prepared, trustee appointment booked, registration completed and the title deed issued in your name.

Do I need a lawyer to buy in Dubai?

Not legally, for a straightforward ready-property purchase. It becomes worth it with an existing mortgage to settle, a company-held title, a power of attorney, or a complex off-plan payment plan.

Can I buy without being in Dubai?

Yes, via a properly drafted power of attorney with funds routed to a UAE escrow or client account in advance. Allow time for attestation if the POA is executed abroad.

What is the total cost of buying?
