About the developer
Ardee Developments is a UAE real estate developer founded by Romeo Abdo, building one of the largest masterplans on Al Marjan Island, Ras Al Khaimah. The masterplan spans 5.2 million sq ft with a development value of over AED 15 billion and is split into two precincts: Ardee Downtown, which Ardee describes as the emirate's first full downtown district, with a lifestyle mall and a waterfront promenade, and Ardee Waterfront, focused on seafront living. Its first project is the AED 2 billion Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, which combines 519 branded residences and townhouses, four signature sea villas and a 250-key hotel. Construction began in January 2026, with completion scheduled for 2028. Ardee has since launched The Views, two residential towers in Ardee Downtown near Wynn Al Marjan Island. The developer works with partners including Accor, Fairmont, DP Architects and Pelli Clarke & Partners.
