Zabeel sits at the southern edge of Bur Dubai, wedged between old Dubai and the newer, glassier city that grew up along Sheikh Zayed Road. Bayut’s own area guide defines the community as three parts — Al Kifaf, Zabeel 1 and Zabeel 2 — bordering Dubai International Financial Centre (DIFC) and the World Trade Centre area to the west, Downtown Dubai to the south, Oud Metha to the north and Dubai Creek to the east, with Sheikh Zayed Road (E11) running along its northern edge and Al Ain–Dubai Road on its eastern side. The area takes its name, and much of its character, from Zabeel Palace, the residence of Dubai’s ruling family, and from Zabeel Park, the large public park that opened alongside it. For decades this was largely government and royal land held for palace grounds and low-rise residential use; that started changing meaningfully in the 2010s and 2020s as freehold towers — most visibly One Za’abeel, Address Residences Zabeel and the Downtown Views towers — were built on parcels released for private, mixed-use development.

Zabeel in a nutshell

A centrally located district that reads as two different markets under one name: long-established villas and townhouses across Zabeel 1 and Zabeel 2, much of it on government-linked land rather than open freehold, and a newer cluster of high-rise apartment towers — largely in Al Kifaf and along the Downtown Dubai boundary — that are individually registered as freehold and market themselves on Burj Khalifa views at a discount to Downtown Dubai proper. Al Kifaf, Zabeel 1 and Zabeel 2 together hold a mix of villas, townhouses, apartments, offices and retail space, per Bayut’s Zabeel area guide. The older residential fabric — private villas and townhouses, much of it low-rise — sits mainly in Zabeel 1 and Zabeel 2. The newer apartment stock is concentrated in towers such as One Za’abeel Residences, Address Residences Zabeel (an Emaar development of four towers under its Zabeel Square subsidiary) and the Downtown Views I and II towers, which border Downtown Dubai directly. Apartment sizes run from 1-bed units of 678–999 sq. ft. up to 2-bed units of 1,074–1,635 sq. ft., 3-bed units of 1,456–4,138 sq. ft., 4-bed units of 3,661–10,872 sq. ft. and 5-bed units averaging around 4,853 sq. ft., per Bayut’s published size ranges for the area.

Freehold status — who can buy

Zabeel is not a blanket freehold community in the way Downtown Dubai or Business Bay are. Specific towers within it are individually registered as freehold under the framework of Regulation No. 3 of 2006 and the designations added since — One Za’abeel, Address Residences Zabeel and the Downtown Views towers are all marketed and sold as freehold, and Park Gate Residences (part of the wasl1 masterplan in Al Kifaf) appears on Bayut’s own published list of Dubai’s apartment-only freehold areas. The older villa and townhouse stock across Zabeel 1 and Zabeel 2, much of it on government and royal-family-linked land, does not appear on that list and is not generally available for freehold purchase by any nationality. Bayut’s own community description is consistent with this: it notes that Zabeel’s newer towers “will be available on both a rental and freehold basis” once complete, language it does not use for the established villa areas. Buyers should confirm a specific unit’s registration status via DLD or the Dubai REST app before signing — in Zabeel, more than in most areas, this step actually changes the answer depending on which building you’re looking at.

Golden Visa eligibility

The property-investor Golden Visa requires a Dubai Land Department valuation of at least AED 2,000,000. Unusually for a mixed-market area, Zabeel’s own asking-price averages clear that bar even at the small end: Bayut’s area guide puts the average asking price for a 1-bed apartment at AED 2,487,000, comfortably above the threshold, with 2-bed and 3-bed units averaging well beyond it too. Buyers should still confirm the DLD valuation of the specific unit rather than assume the area average applies to their purchase.

Handover and completion status

Completion status varies sharply by building. One Za’abeel — the twin-tower complex connected by the cantilevered “Link” — finished construction in December 2023 and officially opened in February 2024. The Downtown Views I and II towers are complete and actively trading, with DLD-recorded sales as recent as 7–11 August 2026 and rental renewals into September 2026. Park Gate Residences, the first phase of the wasl1 masterplan in Al Kifaf near Al Jafiliya Metro Station, has entered handover and is being marketed as ready to move into. Address Residences Zabeel, Emaar’s four-tower development, remains under construction with a Q3 2029 handover and a 90/10 payment plan on current listings. Wasl 1’s wider masterplan and Vida Za’abeel are both still in development. Buyers in the established Zabeel 1 and Zabeel 2 villa phases should expect nearby construction activity to continue for several more years as these newer clusters complete.

Bayut’s Zabeel area guide, built from asking-price listings over the trailing 12 months, puts average apartment sale prices at AED 2,487,000 (1-bed), AED 3,985,000 (2-bed) and AED 5,842,000 (3-bed); Bayut does not publish a studio, 4-bed or 5-bed sale average, or an area-wide price-per-square-foot figure, for Zabeel. These are asking prices from live listings, not an aggregated transaction figure. For an actual sense of recorded pricing, Bayut’s own recent-transactions feed for the area (DLD-sourced, after Bayut’s outlier cleanup) shows a 1-bed, 746 sq. ft. unit at Downtown Views II Tower 3 selling for AED 1,600,000 (roughly AED 2,145/sq. ft.) on 11 August 2026; a 1-bed, 744 sq. ft. unit at Downtown Views II Tower 1 for AED 2,020,000 (roughly AED 2,715/sq. ft.), also 11 August 2026; and a 3-bed, 1,566 sq. ft. unit at Downtown Views for AED 5,000,000 (roughly AED 3,194/sq. ft.) on 7 August 2026. Rental trends and demand drivers

The same Bayut area guide puts average asking rents at AED 126,000 (1-bed), AED 197,000 (2-bed) and AED 293,000 (3-bed), based on listings over the trailing 12 months. Demand is driven by tenants who want a Downtown Dubai postcode and Burj Khalifa or Dubai Fountain views without paying full Downtown rents, plus a genuine pull from professionals working in DIFC and the World Trade Centre area, both a five-to-six-minute drive away. One Za’abeel’s hotel-apartment stock adds a corporate short-and-medium-let segment distinct from the rest of the area — Bayut’s recent-transactions feed shows a 1-bed, 1,504 sq. ft. hotel apartment there renewing at AED 710,000 a year on 30 September 2026.

Gross rental yield

Bayut’s Zabeel area guide does not publish a search-based ROI table for the community, unlike some of its other area guides. Dividing Bayut’s own asking-rent figures by its own asking-sale figures above gives an approximate gross yield of 5.07% on a 1-bed, 4.94% on a 2-bed and 5.02% on a 3-bed. This is Fidu’s own calculation from Bayut’s cited listing-price tables, not a Bayut-published yield figure, and it reflects asking prices rather than confirmed transactions — treat it as an indicative range, not a guaranteed return.

Service charges — what you’ll actually pay

Not published here. Fidu could not verify a current, Zabeel-specific service charge rate against a named, dated source; exact rates vary by building and are disclosed per property on Mollak, RERA’s official service-charge platform, which is the correct place to check before buying.

Transport and parking

There is no Dubai Metro station physically inside Zabeel. Financial Centre Station and World Trade Centre Station are both reachable within about six minutes’ drive via Sheikh Zayed Road, and Al Jafiliya Station on Sheikh Khalifa Bin Zayed Street is a similar distance — Park Gate Residences in Al Kifaf specifically markets its proximity to Al Jafiliya station. Dubai Healthcare City, Oud Metha and Al Jadaf metro stations are also within reach. Bus stops on Al Mustaqbal Street (Novotel Hotel, Emirates Tower, DIFC Gate Village, DAMAC Park Tower and Za’abeel stops) serve routes X22, 27 and 29, with further stops on 2nd Za’abeel Road and Oud Metha Road. Apartment towers have basement and podium parking; villas have private garages, and the area’s open layout allows for street parking in places.

Schools and nurseries

Zabeel itself has no major KHDA-registered schools within its own boundaries; the nearest options are a roughly 10-minute drive north into Oud Metha and Umm Hurair. Dubai English Speaking School’s Oud Metha campus (FS1 to Year 6, UK curriculum, founded 1963) holds an Outstanding overall rating for 2023–2024 from KHDA, with Outstanding ratings for both Wellbeing and Inclusion, per the school’s own KHDA School Details page. The Indian High School’s Oud Metha campus (CBSE curriculum, Grade 5 to Grade 12) carries a Very Good rating from KHDA’s most recent published inspection. Lycee Francais International Georges Pompidou’s Oud Metha campus (French curriculum) is listed as Outstanding on KHDA’s own school-comparison data. KHDA paused full inspections for most Dubai schools from 2024–25 onward, a pause extended through 2025–26, so 2023–2024 remains the most recent published rating for these schools as of this guide.

Amenities, healthcare and everyday services

Grandiose Supermarket, in the Zabeel expansion of Dubai Mall, anchors everyday grocery shopping with parking for more than 3,000 cars and a wide range of conventional, organic and gourmet items, per Bayut’s area guide. Smaller neighbourhood stores — Fatma Murad Grocery Store, Zabeel Grocery and Ali Sulaiman Grocery — serve Zabeel 1 and Zabeel 2 directly, while larger supermarkets (Spinneys at Central Park Towers, W Mart and ZOOM) sit just over the DIFC and World Trade Centre boundary. For hospital-level care, Latifa Hospital, American Hospital and Emirates Hospital are all roughly a seven-minute drive away, with Iranian Hospital around 15 minutes. The Zabeel extension of Dubai Mall brings large-format retail directly into the community, alongside Souk Al Bahar and WAFI Mall a short drive away. DIFC’s Gate Village supplies the area’s fine-dining cluster — Zuma (Japanese), Shanghai Me (pan-Asian), Chamas (Brazilian steakhouse) and Tresind (northern Indian) are all within a few minutes — while everyday dining along Oud Metha Road runs to fast-food chains, cafes and casual restaurants clustered around the ENOC petrol stations.

Landmarks and things to do

Zabeel Park is the community’s defining feature — a green space covering an area roughly equal to 45 football fields, with boardwalks, a cricket ground and space for large public events, including the seasonal Dubai Garden Glow. The Dubai Frame, a 150-metre picture-frame structure designed by Fernando Donis using 2,900 sq. m of laminated glass, 2,000 tonnes of steel and 9,900 cubic metres of reinforced concrete, sits inside the park and is one of Dubai’s most-photographed landmarks. Zabeel Palace itself is not open to visitors and can only be viewed from a distance.

Outdoor space

Beyond Zabeel Park’s lawns, boardwalks and cricket ground, the villa clusters of Zabeel 1 and Zabeel 2 carry private gardens rather than shared community amenities. The nearest beaches, Jumeirah Public Beach and Kite Beach, are both roughly 15–17 minutes away by car.

Honest downsides — what to know before you commit

There is no Metro station inside Zabeel itself — the nearest stations are a five-to-ten-minute drive, which matters for anyone weighing a car-free lifestyle. Freehold status is project-specific rather than area-wide: a unit in One Za’abeel or Downtown Views is freehold, but that does not automatically extend to older stock in Zabeel 1 or Zabeel 2, so every purchase needs its own DLD check. Several major projects — Address Residences Zabeel (handover Q3 2029), the wider wasl1 masterplan and Vida Za’abeel — are still under construction, meaning years of ongoing building activity for anyone buying into the established villa phases nearby. And there are no major schools physically inside Zabeel’s boundaries; families need to factor in a daily drive into Oud Metha.

How Zabeel compares to Downtown Dubai and Business Bay

Zabeel borders both Downtown Dubai and Business Bay, and the comparison for buyers usually comes down to price and freehold certainty. Downtown Dubai is a fully freehold, master-planned community built directly around the Burj Khalifa and Dubai Mall, commanding a premium for that address; Zabeel’s Downtown Views towers sit immediately across the boundary with comparable Burj Khalifa views at asking prices well below Downtown Dubai’s own averages, but only specific towers there are freehold rather than the whole community. Business Bay is a denser, more commercially oriented freehold district built around the Dubai Water Canal, with a larger and more mature apartment stock than Zabeel currently offers. Choose Downtown Dubai for guaranteed freehold status and the most established resale market; choose Business Bay for a bigger, more liquid apartment market at a broadly similar commute; choose Zabeel for Downtown-adjacent pricing, Zabeel Park and the Dubai Frame on your doorstep, and a genuine value gap versus its immediate neighbours — provided you verify freehold status building by building.

Getting to and from Zabeel

Zabeel’s location just south of Sheikh Zayed Road puts most of central Dubai within a short drive. Downtown Dubai and the Burj Khalifa are typically five to ten minutes away; DIFC and the World Trade Centre area are about five to six minutes; Business Bay is roughly 10 minutes. Dubai Marina and Mall of the Emirates run to around 20–25 minutes in typical traffic. Dubai International Airport is close by comparison to most Dubai communities, generally a 10–15 minute drive, while Al Maktoum International Airport is considerably further, typically 35–40 minutes. Is Zabeel a good investment?

On the numbers Fidu could source, Zabeel’s apartment yields calculate to roughly 5% across 1-, 2- and 3-bed units, based on Bayut’s own asking-price and asking-rent tables — a reasonable, unremarkable figure for a central, still-maturing freehold micro-market. The real case for Zabeel is positional: it borders Downtown Dubai, DIFC and Business Bay directly, has genuine landmark appeal in Zabeel Park and the Dubai Frame, and has just absorbed a major supply and prestige boost from One Za’abeel’s 2023–2024 completion. Against that, a large share of the pipeline — Address Residences Zabeel, wasl1’s wider masterplan, Vida Za’abeel — is still years from completion, and freehold status has to be confirmed tower by tower rather than assumed. Buyers should get current, DLD-verified pricing and title status for a specific building before treating any online estimate as a number to act on.
