Liwan is a mid-market community within Dubailand, developed by Dubai Properties, sitting close to the Academic City education cluster. It is one of the most affordable entry points into Dubai property, and its case rests on that: low purchase prices, low rents, and yields that hold up as a result.
Liwan is a ready community — stock is complete and occupied — though development continues across the wider Dubailand area around it.
Liwan is arranged as low- and mid-rise apartment blocks in a grid, with the Queue Point development forming a substantial part of the community. It is unpretentious, functional and priced accordingly — there is no masterplanned centrepiece and no waterfront, and the pricing reflects that honestly.
Stock is mostly apartments, weighted toward studios and one-bedrooms, which is what drives the yield profile. Villa stock exists but is a smaller share of the market.

According to aggregated 2026 market analyses, Liwan sits at the affordable end of the Dubai market, well below the citywide average of roughly AED 1,976 per sq ft as at January 2026. Published per-square-foot data for Liwan is thinner and less consistent than for the larger communities, which is itself worth knowing — this is a smaller, less-traded market.

Liwan consistently ranks among the cheapest rental communities in Dubai, and that is the whole basis of its tenant demand. Renters are price-led — young professionals, sharers and families working or studying at Academic City and Dubai Silicon Oasis. That pool is large and stable, though it turns over more than a family-villa community.
According to 2026 market analyses, gross yields in Liwan run in the 6%–8% range, with some sources citing higher on specific stock. Low purchase prices against reasonable rents are what produce that.
Treat the highest published figures carefully — thin transaction volume makes community averages less reliable here than in JVC or Arjan, and a single cheap sale moves the number. Net yield sits below gross once service charges, DLD registration and agency fees are accounted for; ask us for the figure on any specific building.
Liwan is firmly car-dependent. There is no metro station, a few RTA bus routes run near its borders, and the nearest station — Centrepoint — is roughly a 20-minute drive. Emirates Road (E611) and Al Ain Road (E66) provide the road connections.
Parking is generous and free, which is a genuine practical advantage over the central districts.

Community retail covers essentials — supermarkets, pharmacies, laundries and casual dining at ground-floor level. For anything larger, residents drive to Dubai Silicon Oasis, Mirdif City Centre or Dubai Festival City. Amenity provision is adequate for daily life and thin beyond it.
Proximity to the Academic City cluster is one of Liwan’s strongest practical arguments. Families can reach a concentration of schools and universities without a long commute, and the saving on both rent and school transport is a real part of the community’s appeal.

Strictly everyday. Ground-floor retail and supermarkets serve daily needs; anything else is a drive to Dubai Silicon Oasis or Mirdif. Liwan is a place to live affordably, not a lifestyle destination, and it does not pretend otherwise.
Liwan has no landmarks of its own. Global Village and IMG Worlds of Adventure are within a reasonable drive, and Academic City is on the doorstep.
Honest assessment: this is the community’s weakest dimension. Liwan does not yet have substantial parks of its own, which makes casual jogging or letting children play outside less convenient than in JVC or JVT. Most buildings include pools and gyms; the public realm is limited.
Transport is the binding constraint. No metro, limited bus coverage, and a 20-minute drive to the nearest station. Every journey is a car journey. If you or a tenant depend on public transport, Liwan does not work — and that limits your future tenant pool as well as your own convenience.
Ongoing Dubailand construction. The wider area still has substantial development underway, bringing noise, dust and lorry traffic to parts of it. Check what is happening on the plots around a specific building before committing.
A third point for investors: thin transaction volume makes valuation harder and exit slower than in JVC or Arjan. The yield is real; the liquidity is not comparable.
Liwan is a pure income play at the affordable end of the market. Low entry prices against reasonable rents produce the 6%–8% yields cited above, and proximity to Academic City underwrites a tenant base that does not depend on the luxury cycle. For a first investment or a portfolio addition where cash yield is the objective, it earns consideration.
The risks are equally clear and worth being blunt about. No metro caps the tenant pool. Thin transaction volume makes both valuation and exit harder. Continuing Dubailand supply caps rental growth. And there is no appreciation catalyst on the horizon. Arjan and JVC deliver comparable or better yields in better-connected locations for a modest premium — for most buyers, that premium is worth paying.
