Dubai property figures differ between publishers mainly because they count different things. Fidu Properties counts sales registered with the Dubai Land Department, while many headline totals also include mortgages and gifts. Totals also differ by the day the data was pulled, which days make up a week, and whether sales are split into off-plan and ready or primary and resale.
In Dubai Land Department data, a sale is a registered transfer of a property to a buyer, a mortgage is a registered loan secured on a property, and a gift is a registered transfer without payment, for example to a parent, spouse, child or company. Off-plan sales are registered by pre-registration before a building is complete; ready sales are of completed properties.
The figures come from Dubai Land Department transaction records published as open data, supplied to Fidu Properties through the WAQOV data service. Fidu Properties counts, groups and compares them; the analysis is ours. Data © Dubai Land Department. Fidu Properties checks daily and adds a week once all its days are in, usually one to two weeks after it ends. The latest figures use Dubai Land Department data to 25 October 2026.
A week runs from Monday to Sunday. Fidu Properties adds a week only after Dubai Land Department data holds records dated after its Sunday, so every week on this page is complete.
The Dubai Land Department publishes its records in batches, often days after the transactions. Fidu Properties checks for new data every morning and adds a week once all of its days are in, which is usually one to two weeks after the week ends. The newest complete month is added the same way.
Yes. Late records can still arrive, so each time a new week is added Fidu Properties rechecks the sales and mortgages of the four weeks before it and updates any that changed. The Last updated date at the top of this page moves only when a figure changes.
It has no prices, price per square foot, rents or yields, no mortgage value, no weekly sales value and no split between primary and resale sales. It never shows the current, unfinished month, and it gives no forecast.
