Palm Jumeirah is Dubai’s palm-shaped, man-made island — a trunk, a crescent and sixteen fronds — developed by master developer Nakheel and now one of the most recognisable pieces of land anywhere in the world. It mixes branded apartment towers along the trunk and crescent with private, beachfront signature villas on the fronds, and it carries a genuine scarcity story: there is essentially no new land left to build on.
That scarcity is the whole investment case. Palm Jumeirah competes on the simple fact that nobody is making more of it.
Apartment stock runs from established buildings — Shoreline Apartments, Golden Mile, Tiara Residences, Oceana, Marina Residences and The Palm Tower (home to St. Regis Dubai, The Palm, and the View at The Palm observation deck) — through to a wave of recent ultra-luxury towers: Six Senses Residences The Palm and Serenia Living, both completed in early 2026, plus One at Palm Jumeirah (Dorchester Collection). Villa stock sits on the fronds in two tiers — older, smaller Garden Homes and larger, newer Signature Villas — with a hard ceiling on supply since the fronds are fully allocated.
Palm Jumeirah is treated by the Dubai Land Department as a designated freehold area under Regulation No. 3 of 2006 and subsequent DLD designations, open to buyers of any nationality with full title deed rights. DLD’s own 2026 approval of fixed three-year service fees specifically for the “Palm Jumeirah Master Community” confirms it is managed as a distinct, formally regulated freehold community — buyers of any nationality can and do purchase here without restriction.
The Golden Visa requires a Dubai Land Department property valuation of at least AED 2,000,000. Palm Jumeirah clears this by a wide margin at every level: the average transacted apartment ran AED 6,797,332 and the average transacted villa AED 50,216,667 in H1 2026, per Bayut’s Dubai Sales Market Report sourced from DLD data. Virtually every property on the island qualifies on its own.
Palm Jumeirah’s land is essentially fully allocated. Recent handovers include Six Senses Residences The Palm and Serenia Living (both early 2026). Orla by Omniyat (Dorchester Collection) is due Q4 2026; Como Residences (Nakheel) in 2027–2028; SLS Residences The Palm and One Crescent around 2027; Armani Beach Residences late 2027; Maison Margiela Residences 2028. Emaar Beachfront, sometimes confused with Palm Jumeirah, is a separate peninsula development and not part of the island.
The average asking price (Bayut listings, last 12 months) runs, per square foot, from AED 2,815 (one-bed) to AED 6,563 (five-bed-plus) for apartments, and from AED 2,896 (two-bed) to AED 7,437 (seven-bed-plus) for villas. The average transacted price (DLD, H1 2026), per Bayut’s Dubai Sales Market Report, was AED 3,529 per sq ft for apartments (average transaction value AED 6,797,332; one-bed AED 3,180,000, two-bed AED 6,077,000, three-bed AED 9,886,000) and AED 6,350 per sq ft for villas (average transaction value AED 50,216,667; four-bed AED 33,867,000, five-bed AED 52,776,000, six-bed AED 65,444,000), with villa prices up 4.83% over the period. Per Bayut’s Dubai Rental Market Report for H1 2026, average annual rents for apartments ran AED 169,000 (one-bed), AED 249,000 (two-bed) and AED 382,000 (three-bed), for an overall average of AED 284,000 — up 5.31% year on year. Villas averaged AED 1,381,000 (four-bed), AED 1,613,000 (five-bed) and AED 2,331,000 (six-bed), for an overall average of AED 1,738,000. Demand is driven by ultra-high-net-worth long-term tenants and by strong short-term, tourism-linked lettings around Atlantis and the Boardwalk.

Apartment towers such as Shoreline and Golden Mile run roughly AED 15–18 per sq ft per year; signature villas on the fronds run higher, roughly AED 20–25, reflecting the cost of maintaining marine infrastructure, private beach frontage and shared facilities. Palm Jumeirah is one of the few Dubai communities with its own dedicated, DLD-approved three-year fixed service-fee structure, which gives owners unusual visibility over future costs. The Palm Monorail (Nakheel-owned, Serco-operated, Nol Card-integrated since October 2022) runs 5.5km along the trunk and crescent with stops at Palm Gateway, Al Ittihad Park, Palm Jumeirah Mall and Atlantis Aquaventure, serving the island’s apartment towers directly; frond villas are a short drive from the line. The monorail connects at Palm Gateway, via a covered footbridge, to the Dubai Tram’s Palm Jumeirah station, which runs on to Dubai Marina (interchanging with Sobha Realty Metro) and JLT (interchanging with DMCC Metro). Most residents drive, with the trunk road giving a single, direct connection to Sheikh Zayed Road.
The island has its own nursery cluster, with K-12 schools a short drive away on the mainland. Nurseries on Palm Jumeirah include Jumeirah International Nurseries (Golden Mile Galleria), Blossom Nursery, Asya’s Nursery and Redwood Montessori Nursery. For school-age children, families commonly look to Dubai British School, Jumeirah Park (rated Outstanding for 2023/24 per KHDA’s own published report) and Regent International School, Jumeirah (rated Very Good, per its most recent KHDA inspection). Dubai College, roughly 3.7km away, is also commonly used by Palm families.
Medcare Medical Centre, Palm Jumeirah, is a multi-specialty polyclinic physically on the island, and King’s College Hospital Dubai operates a clinic serving Jumeirah and the Palm with a referral link to the London hospital network. Inpatient care is a short drive away in Jumeirah or Dubai Marina.
Atlantis The Palm anchors the island’s dining scene, alongside The Pointe’s waterfront restaurant row facing it and Nakheel Mall (also referred to as Palm Jumeirah Mall) for everyday retail. FIVE Palm Jumeirah and Club Vista Mare add two more distinct dining and nightlife clusters.
Atlantis Aquaventure Waterpark, the Boardwalk — an 11km promenade around the crescent’s breakwater, a roughly $40m Nakheel project opened to the public in 2021 — and West Palm/Palm West Beach cover most of the island’s leisure draw beyond the beach itself.
Private beach access for both villa and apartment residents is a standard, uncontested feature here, unmatched by almost anywhere else in Dubai. The Boardwalk adds a genuine public promenade on top of that private access.
The Palm Monorail completed a full programme of essential maintenance across its elevated line between January and July 2026, with RTA pointing residents to Hala Taxi while the work ran, and the island’s own dedicated transit link now sits on a renewed asset base. Off-island journeys run through the trunk road to Sheikh Zayed Road, with the Dubai Tram interchange at Palm Gateway linking on to the Metro at Sobha Realty and DMCC. Luxury tower construction continues at a handful of remaining plots — the last of the island’s buildable land. And the entry price reflects exactly what makes Palm Jumeirah what it is: a fixed, fully allocated supply of private beachfront address that cannot be added to.
Dubai Marina is the accessible, higher-yield alternative: AED 2,111 per sq ft transacted against Palm’s AED 3,529 for apartments, a 5.88% gross yield against 4.48%, and direct Metro access at Sobha Realty and DMCC. Choose Marina if yield, liquidity and Metro access are the priority. Jumeirah Islands is the villa alternative: gated, inland and lake-oriented, at AED 3,905 per sq ft transacted and a 3.89% gross yield on villas, closely matching Palm’s own 3.95%. Choose Jumeirah Islands for a large private plot and a more accessible entry price; choose Palm Jumeirah for private beach frontage and branded-hotel service.
The trunk connects to Sheikh Zayed Road via Al Sufouh Road. Dubai Marina and JBR are roughly 10–15 minutes’ drive; Downtown Dubai and DIFC around 25–30 minutes; Dubai International Airport (DXB) 25–35 minutes, with Al Maktoum International (DWC) somewhat closer via the city’s southern route.
Palm Jumeirah is a capital-preservation and lifestyle purchase, running a steady 4.48% gross on apartments and 3.95% on villas. What it offers instead is a genuinely fixed supply of a globally recognised address, near-automatic Golden Visa eligibility at every price point, and a buyer pool that is not chasing rental income in the first place.
