Dubai Hills Estate is a joint venture between Emaar Properties and Meraas, forming the first phase of Mohammed Bin Rashid City. Launched around 2014, it is built around the 18-hole, par-72 Dubai Hills Golf Club — designed by Gary Johnston of European Golf Design, opened in 2018 and managed by Troon — and anchored by Dubai Hills Mall. Unlike most Dubai villa communities, it mixes villas and townhouses with branded apartment towers across dozens of named sub-communities, all within one masterplan.
A freehold, golf-course masterplan with its own mall, a full hospital and several schools inside it, and newer phases still being delivered. Apartments — one to three beds, with some larger units — sit in Park Heights, Mulberry, Collective, Acacia, Executive Residences, Golf Suites, Hyde Residences, Hills Park, Vida Residences Club Point, Parkwood, Palace Residences, Greenside Residence and Elvira. Townhouses cluster in Maple and Sidra Villas. Villas sit in Golf Place, Club Villas, Fairways, Fairway Vistas, Majestic Vistas, Parkway Vistas, Emerald Hills, Golf Grove and the Address Villas Hillcrest branded collection. By buyer search volume, Maple, Park Heights, Sidra Villas, Ellington House and Executive Residences are the most viewed sub-communities on Bayut.
Dubai Hills Estate, as part of Mohammed Bin Rashid City, is registered with the Dubai Land Department as a freehold community open to all nationalities, under the framework set out in Regulation No. 3 of 2006 and the designations added since — MBR City was brought into the designated-freehold map as Dubai expanded it. The property-investor Golden Visa requires a Dubai Land Department valuation of at least AED 2,000,000. Villas and townhouses clear this comfortably — the average townhouse alone transacts well above it — and most apartments do too; for the smallest studios, averaging around AED 1,069,000 on asking listings, combining two properties is a straightforward route your Fidu agent arranges regularly.
Established zones — Park Heights, Maple, Sidra Villas, Executive Residences and Golf Place — are built out and occupied, dating to roughly 2018–2021. The community is still actively expanding, though: Greencrest (apartments, from AED 1.6 million) and Palace Residences Hillside A and B (apartments and townhouses, from AED 1.7 million) are both scheduled for handover in Q2 2029, per their project listings. The newer clusters continue to be delivered over the coming years, adding fresh product to a masterplan whose original phases already read as fully mature.
Bayut’s Dubai Sales Market Report puts Dubai Hills Estate’s average transacted villa price at AED 2,870/sq ft in H1 2026 (up 2.31%), with an average transaction value of AED 13,673,839 — 4-bed AED 9,565,000, 5-bed AED 22,683,000, 6-bed AED 48,346,000 (DLD data). Apartments averaged AED 2,522/sq ft, transaction value AED 2,391,551 — 1-bed AED 1,685,000, 2-bed AED 2,779,000, 3-bed AED 4,902,000. Bayut’s area-guide table, built from asking prices over the trailing 12 months, shows townhouses at AED 5,453,000 (3-bed), AED 5,817,000 (4-bed) and AED 6,882,000 (5-bed). A recent DLD-recorded sale — a 4-bed townhouse in Maple 3, AED 5,450,000, sold 7 August 2026 on a 2,447 sq ft plot — sits right in line with that townhouse average, not a discrepancy.
In the same market report’s luxury-villa segment, Dubai Hills Estate’s overall average rent was AED 654,000 (transaction-based AED 540,162) in H1 2026, with 4-bed at AED 359,000 and the strongest growth in 5-bed villas at AED 1,017,000; 6-bed averaged AED 2,355,000. The area guide’s asking-rent table adds apartments (studio AED 75,000, 1-bed AED 104,000, 2-bed AED 157,000, 3-bed AED 269,000) and townhouses (3-bed AED 251,000, 4-bed AED 290,000, 5-bed AED 331,000). Demand is driven by golf- and park-view preference and by families drawn to the schools and mall inside the community.
The Sales Market Report’s DLD-based ROI for Dubai Hills Estate was 4.30% for villas and 6.30% for apartments in H1 2026 — a genuine split within one masterplan, with apartments among the better-yielding luxury-segment stock citywide and villas trading more on capital growth and lifestyle. Both beat Arabian Ranches’ 3.87% villa yield; the apartment figure also beats Downtown Dubai’s 5.46% (see the comparison below).
Dubai Hills Estate villas run around AED 3.50 per sq ft per year (Driven Properties Service Charge Index, 2026) — moderate for a Dubai villa community (the general band is roughly AED 2–6/sq ft), and the rate covers the shared parks, cycling routes and golf frontage that define the community. Apartment towers are quoted on their own separate scale, in line with Dubai’s general premium-apartment band of AED 20–30-plus per sq ft. Mall of the Emirates and Equiti on the Red Line are the community’s nearest Metro connections, both roughly a 20-minute drive via Umm Suqeim Street (D63). Main road access runs via Al Khail Road (E44), connecting to Umm Suqeim Street and Sheikh Mohammed Bin Zayed Road (E311). Covered parking is standard across most apartment buildings and villas.
Two branches of Blossom Nursery sit inside Dubai Hills Estate. GEMS Wellington Academy (Al Khail) holds a Very Good overall KHDA rating for 2023/2024, teaching the UK curriculum from ECC (age 2–3) to Year 13. GEMS International School (Al Khail) holds a Good overall rating for the same cycle, teaching the IB programme from pre-primary to Grade 12. GEMS New Millennium School holds a Very Good overall rating, teaching Indian and UK curricula from pre-primary to Grade 12. All three are registered by KHDA under “Al Khail,” the road that runs through the community.
King’s College Hospital London operates a 100-bed multi-speciality tertiary hospital inside Dubai Hills Estate, on Al Khail Road, with a 24-hour emergency department and specialities spanning cardiology, neurosurgery, liver transplantation and paediatrics — a genuine full-service hospital inside the community, unusual for a villa-led masterplan and one of Dubai Hills Estate’s clearest points of difference. Genesis Healthcare Centre is also within about 15 minutes. Géant Hypermarket anchors Dubai Hills Mall, with Carrefour City, Aswaaq and West Zone Fresh in nearby communities.
Dubai Hills Mall carries 650-plus retail, dining and entertainment outlets, Roxy Cinemas (including one of the region’s largest screens), Adventure Park and The Storm Coaster. Within about a 10-minute drive, Little Bangkok, Maiz Tacos, Revelry Indian Tapas Bar, The Barnyard and Eataly cover Thai, Mexican, Indian, continental and Italian dining. Al Quoz Mall and Al Barsha Mall serve everyday retail nearby.
The Dubai Hills Golf Club clubhouse and fairway-view dining sit about two minutes from most of the community. Dubai Hills Park, roughly 10 minutes away, is one of the city’s largest residential parks. Ski Dubai and the Dubai Butterfly Garden are both within about 15 minutes.
Dubai Hills Park’s jogging tracks, play areas and sports courts anchor the community’s green space, backed by an extensive network of cycling routes threaded through the wider masterplan. Many villa and townhouse plots back directly onto golf-course frontage or landscaped greenbelt.
Dubai Hills Estate is a road-connected community: Mall of the Emirates and Equiti Metro stations are both about 20 minutes away, with Al Khail Road (E44) carrying most journeys. Prices and rents both sit above the Dubai average, which is what a masterplan with its own mall, hospital, schools and 18-hole golf course commands. Delivery continues in the newest phases, with Greencrest and Palace Residences Hillside both scheduled for Q2 2029 handover, so buyers can choose between ready homes and off-plan. Villas and apartments here are two distinct products with their own yield and service-charge profiles (4.30% and 6.30% respectively; villas at around AED 3.50/sq ft, apartment towers on the premium-tower scale), and your Fidu agent will give you the figures that apply to the exact unit you are considering.
Against Arabian Ranches, the villa comparison is straightforward: Dubai Hills sits at AED 2,870 per sq ft against AED 2,184 (H1 2026) with service charges of AED 3.50 against AED 2.44/sq ft, and adds a mall, a full hospital and an apartment option to the mix — while Arabian Ranches offers two decades of resale history and the lower running costs of the two. Against Downtown Dubai, the apartment comparison favours Dubai Hills on value: AED 2,522/sq ft against Downtown’s AED 3,179, with a stronger yield too (6.30% vs 5.46%) — but nothing matches Downtown’s walkability, Burj Khalifa views or direct Metro access. Choose Arabian Ranches for lower costs and an established community; choose Downtown Dubai for the most connected, walkable urban address; choose Dubai Hills Estate for villa or townhouse space with a mall and hospital already built in, and road connections that put Downtown, Business Bay and the airport around 20 minutes away.
Al Khail Road (E44) is the main artery, with connections from Umm Suqeim Street (D63) and Sheikh Mohammed Bin Zayed Road (E311). Downtown Dubai, Business Bay and Dubai Media City are all roughly 20 minutes away; Palm Jumeirah is about 25 minutes; Dubai International Airport is around 20 minutes; Safa Park is about 16 minutes. All of these run via Al Khail Road and its connections, which is what keeps a villa community this close to the centre.
It offers two distinct plays in one masterplan: apartments carry the stronger yield (6.30%, among the better luxury-segment returns citywide) while villas trade more on capital growth and lifestyle (4.30% yield, +2.31% price growth in H1 2026 alone). The mall-plus-hospital-plus-golf combination supports long-term family rental demand that would otherwise mean a car trip elsewhere for both. The price reflects what is built in — the mall, the hospital, the schools and the golf course all sit inside the masterplan.
