Neighbourhood

Property types and sub-communities

The original Umm Suqeim housing stock is almost entirely villas — detached and semi-detached 3- to 7-bedroom homes with private gardens, majlis rooms, maid’s quarters and, in many cases, private pools, spread across Umm Suqeim 1, 2 and 3. Umm Suqeim 2 and 3 also carry a smaller number of gated villa compounds, with individual plots running from roughly 24,186 to 26,110 sq ft and shared amenities such as a pool, gym and sports courts. The apartment layer is concentrated almost entirely in Madinat Jumeirah Living, where Meraas has delivered and is still delivering 1- to 4-bedroom apartments and penthouses across several phased towers, including Jadeel, Al Jazi, Elara and Lamaa.

Freehold status — who can buy

This is not a uniform freehold community, and buyers should treat that as the first thing to check on any listing. The original villa plots across Umm Suqeim 1, 2 and 3 fall under Dubai Municipality’s non-freehold framework, restricted to UAE and GCC nationals — Bayut’s own guide to Dubai’s non-freehold areas names Umm Suqeim directly as “among Dubai’s most affluent non-freehold neighbourhoods, predominantly for buying a villa.” Madinat Jumeirah Living is the exception: developed by Meraas as part of Dubai Holding, it was brought to market as a freehold community open to foreign buyers under the framework Regulation No. 3 of 2006 established for designated freehold areas, and is marketed as the first freehold residential development within Umm Suqeim. In practice, that means non-GCC buyers looking at Umm Suqeim are almost always looking at an apartment or penthouse in Madinat Jumeirah Living, not a villa in the older sub-communities — confirm tenure on the specific title deed via DLD or the Dubai REST app before making an offer either way.

Golden Visa eligibility

The property-investor Golden Visa requires a Dubai Land Department valuation of at least AED 2,000,000. Villas in Umm Suqeim 1, 2 and 3 typically clear this threshold comfortably given the area’s asking prices, though as noted above they are not available to non-GCC buyers regardless of value. For foreign buyers, the relevant question is whether a specific Madinat Jumeirah Living apartment or penthouse reaches the AED 2,000,000 DLD valuation on its own; larger units and penthouses are more likely to qualify than entry-level one-bedroom apartments. Always confirm the DLD valuation of the specific unit rather than assuming eligibility from an asking price.

Handover and completion status

The original Umm Suqeim villa neighbourhoods are fully built out and have been established residential areas for decades — there is no meaningful new-build activity in the non-freehold villa stock. Madinat Jumeirah Living, by contrast, is still an active, multi-phase delivery: Meraas’s Jadeel towers completed in March 2025, Al Jazi was slated for handover around Q3 2025, and Elara is due for completion in Q4 2026, with Lamaa also under development as part of the same masterplan. Buyers considering Madinat Jumeirah Living should expect a live construction site in parts of the community for some time yet, even as the surrounding villa areas read as fully mature.

By sub-area, Umm Suqeim 2 asked the most at AED 3,733 per sq ft, ahead of Umm Suqeim 1 at AED 3,021 and Umm Suqeim 3 at AED 2,825. By size, 5-bed villas commanded the highest asking rate at AED 3,564 per sq ft. On the apartment side — effectively Madinat Jumeirah Living — Bayut’s index put the average asking price at AED 3,266 per sq ft as of July 2026, up 1.24% year-on-year, with 4-bed units asking the most at AED 3,872 per sq ft. Bayut’s villa rent-price index for Umm Suqeim put the average asking rent at AED 92 per sq ft as of July 2026, essentially flat over the trailing 12 months (+0.35%). Umm Suqeim 3 asked the highest villa rents at AED 96 per sq ft, ahead of Umm Suqeim 2 at AED 95 and Umm Suqeim 1 at AED 89. For apartments, the same index put average asking rents at AED 164 per sq ft, down 9.43% year-on-year, with 4-bed units renting highest at AED 214 per sq ft. Demand here is driven by tenants who want walking-distance access to Kite Beach, Sunset Beach and Umm Suqeim’s hotel strip, families drawn to the area’s established schools, and — for Madinat Jumeirah Living specifically — buyers and renters who want new-build apartment living with direct Burj Al Arab views without leaving the Jumeirah coastline.

Gross rental yield

Bayut does not publish a standalone ROI table for Umm Suqeim, so Fidu has calculated an indicative gross yield by dividing the rent-price and sale-price indices above (both from Bayut, July 2026): villas come out at roughly 3.1% overall, ranging from about 2.8% on 5-bed and 7+-bed villas to around 4.7% on 4-bed villas — a low band typical of ultra-prime beachfront capital values outrunning achievable rents. Apartments, effectively Madinat Jumeirah Living, come out higher at roughly 5.0% overall, ranging from about 4.7% on 3-bed units to 5.5% on 4-bed units. This is Fidu’s own calculation from two separately published Bayut indices, not a directly reported Bayut ROI figure, and should be treated as an indicative range rather than a guaranteed return.

Service charges — what you’ll actually pay

Not published here. Fidu could not verify a current, Umm-Suqeim-specific service charge rate against a named, dated source — rates vary by individual building and villa compound and are disclosed per property on Mollak, RERA’s official service-charge platform, which is the correct place to check before buying, particularly for a Madinat Jumeirah Living unit.

Transport and parking

Umm Suqeim has no Dubai Metro station of its own. Mall of the Emirates Metro Station on the Red Line, roughly 3km away, functions as the primary transit hub for the wider Umm Suqeim and Al Barsha area. RTA bus route 8 runs through Umm Suqeim’s residential streets — including stops at Umm Suqeim 1, the Dubai Municipality Centre and Umm Suqeim Park — on its way to Jumeirah Beach Residence, with several other routes also serving the area. Umm Suqeim Road and Al Wasl Road provide the main road access; most villas have private parking, and Madinat Jumeirah Living’s towers carry covered parking as standard.

Kings’ School Dubai, in Umm Suqeim Third, teaches the UK curriculum from FS1 to Year 6 and holds an Outstanding overall rating for 2023–2024 — Very Good for Wellbeing and Outstanding for Inclusion — a rating it has held consistently every cycle since 2008–2009. Raffles International School, also in Umm Suqeim Third (Umm Suqeim South branch), teaches the UK curriculum and was rated Very Good overall for 2023–2024 (Very Good for both Wellbeing and Inclusion), its fourth consecutive Very Good after a run of Good ratings from 2009–2010 through 2017–2018. Umm Suqeim Health Center, part of the Dubai Health network, opened in 2022 and provides primary care, family medicine, obstetrics and gynaecology, general paediatrics and sports medicine rehabilitation. Medcare Medical Centre’s Jumeirah branch sits in Umm Suqeim 1, beside Grandiose Supermarket. Everyday grocery shopping runs through Spinneys and Choithrams branches along Al Wasl Road and Jumeirah Beach Road, with Souk Madinat Jumeirah adding a further cluster of boutique retail, spas and dining within walking distance of the beach.

SALT at Kite Beach is a well-known casual burger stop with direct beach views. For fuller retail, Souk Madinat Jumeirah’s boutique shops and restaurants sit inside the community, while Mall of the Emirates is about a 10-minute drive away for larger shopping trips.

Umm Suqeim’s landmark list is unusually strong for a residential area: Burj Al Arab and Jumeirah Beach Hotel anchor the coastline, Wild Wadi Waterpark sits between them, and Souk Madinat Jumeirah adds a further resort-and-entertainment cluster with its own theatre and abra-served waterways. Kite Beach and the adjoining Sunset Beach are the community’s everyday public spaces — Kite Beach alone covers more than 1.1 million sq ft, with a 14km running and cycling track linking it to La Mer and Jumeirah Corniche, dedicated watersports stations for kitesurfing, kayaking and paddleboarding, and beach volleyball courts.

Outdoor space

Beyond the beach, Umm Suqeim Park offers a smaller, more local green space for residents, and the villa sub-communities carry private gardens and, in several compounds, shared pools. The 14km beachfront running and cycling track is the standout outdoor amenity here — a genuinely rare stretch of dedicated, landscaped coastal path by Dubai standards, connecting directly through to La Mer.

Honest downsides — what to know before you commit

The freehold picture is the single most important thing to get right before falling for this area: most of Umm Suqeim’s villa stock is off-limits to non-GCC buyers, and Madinat Jumeirah Living — the freehold option — is apartments only, not villas. There is no Metro station inside the community; Mall of the Emirates station, roughly 3km away, is the nearest, so a car is close to essential for most daily trips. Asking rents for Umm Suqeim apartments fell almost 9.5% over the past 12 months per Bayut’s index, a genuine softening worth factoring into any yield expectation rather than assuming rents only go up. And with Al Jazi, Elara and Lamaa still under construction in Madinat Jumeirah Living, buyers there should expect ongoing building activity nearby for at least another year or two.

The closest ownership comparison is Dubai Islands — both are beachfront communities anchored by Nakheel- or Meraas-style masterplanning, but where Umm Suqeim is a decades-old, mostly non-freehold villa neighbourhood with one recent freehold apartment pocket, Dubai Islands is a newer, purpose-built freehold waterfront masterplan open to foreign buyers across the board, still very much under construction. Against Dubai Hills Estate, the comparison is inland-freehold-masterplan versus coastal-non-freehold-original-neighbourhood: Dubai Hills offers a fully freehold mix of villas and apartments built from scratch over the past decade, with none of Umm Suqeim’s ownership restrictions, but none of its beachfront position or Burj Al Arab views either. Umm Suqeim sits centrally along the Jumeirah coastline, with Al Wasl Road and Umm Suqeim Road providing the main routes in and out and Sheikh Zayed Road a short drive inland. Downtown Dubai and Dubai Marina are both roughly a 15–20 minute drive in typical traffic; Mall of the Emirates is about 10 minutes away. Dubai International Airport is roughly 20–25 minutes away, and Al Maktoum International Airport is considerably further, around 40–45 minutes given Umm Suqeim’s northern coastal position.
