Damac Hills 2 is a gated villa and townhouse community in Dubailand, developed by Damac Properties. It was launched as Akoya Oxygen, rebranded to Akoya in 2019 and then to Damac Hills 2 in 2021 under the tagline “more water, more sports, more fun.” Despite the similar name, Damac Hills 2 is a separate, physically distinct community from the original Damac Hills, which sits several kilometres away around the Trump International Golf Club Dubai. The two are often confused because Damac marketed them under near-identical names — this guide covers Damac Hills 2 (Akoya Oxygen) only.
The community is built around a large man-made lagoon and beach club (Malibu Beach) and is organised into themed leisure zones that Damac’s own marketing groups under names including Motor Town, Sports Town and an Equestrian-themed area, spread across dozens of individually named sub-communities of villas, townhouses and low-rise apartments.
Damac Hills 2 is split into a large number of individually branded sub-communities rather than one uniform layout. Villa and townhouse clusters we have seen referenced include Aster, Amora, Fiora, Camelia, Elo (and Elo3), Botany, Bermuda, Rugby, Akoya Cuatro Villas, Aknan Villas, Aurum Villas, Hajar Stone Villas, Gems Estates and The Farmhouses, among others; low-rise apartment buildings sit in clusters such as Evergreens and Violet. New sub-communities have continued to launch, so treat any single list — including this one — as a snapshot rather than a complete masterplan.
Damac Hills 2 is a designated freehold area under Regulation No. 3 of 2006 issued by the Dubai Land & Property Department, which sets out the areas of Dubai where non-UAE/GCC nationals may hold full freehold title. Foreign buyers can own property in Damac Hills 2 outright, the same as in Damac Hills and Damac Lagoons.
The UAE’s property-investor Golden Visa route requires a DLD-assessed property valuation of at least AED 2,000,000. Damac Hills 2 was positioned by the developer as a more affordable, family-oriented alternative to the original Damac Hills, and entry-level townhouses and smaller units in the community have historically launched below that threshold. DLD’s own recorded transaction data puts the average sale price across the community at AED 1,686,142 over the past 12 months — below the AED 2,000,000 threshold, meaning a typical Damac Hills 2 unit is unlikely to qualify on its own. Larger villas in higher-priced sub-communities such as Pacifica (averaging AED 1,875,712 transacted) sit closer to the line; buyers should get a specific DLD valuation on the unit they are considering before assuming eligibility.
Damac Hills 2 is not a finished, static community — it is still being built out in phases. Some villa and townhouse clusters have already been handed over and are occupied, while other clusters (including some apartment buildings) remain under construction with handovers the developer has scheduled into 2026 and beyond. Off-plan handover dates from any developer, including Damac, are routinely revised, so treat any specific handover quarter quoted by a marketing site as indicative, not guaranteed. Buyers should confirm the current construction and handover status of a specific building or cluster directly with Damac or a broker before relying on it — see Fidu’s off-plan listings for current availability.
DLD’s own recorded transaction data, via Bayut’s reporting, shows properties in Damac Hills 2 sold at an average price of AED 1,686,142 in the past 12 months, down 1% — with 1,361 properties sold in that period. By sub-community, average transacted prices ranged from AED 1,294,368 (Avencia) to AED 1,875,712 (Pacifica). Live asking-price listings average AED 1,995,069, down 2% over the past six months — meaningfully above the DLD-recorded average selling price, a gap worth knowing before anchoring to a listing. Fidu could not source a per-square-foot figure specifically, only per-unit averages.
Not published here. Fidu could not source a DLD- or Bayut-derived rental figure for Damac Hills 2 specifically. Qualitatively, demand is driven by families seeking a more affordable entry point than the original Damac Hills, at the cost of a longer drive to central Dubai.
Bayut’s own ROI estimate for Damac Hills 2 is up to 5.98%, based on market trends, available properties and local facilities — consistent with the H1 2026 citywide Sales Market Report’s separate finding that Damac Hills 2 led the “affordable” villa segment at 5.97% ROI. Both are portal/report-calculated estimates rather than a figure Fidu independently confirmed against an achieved-rent dataset.

Fidu could not verify a current service-charge figure for Damac Hills 2 against a Mollak source directly, and our own listings inventory in this community is too thin to support a reliable average. Before buying, ask the seller or owners’ association for the current Mollak-approved service charge filing for the specific building or cluster, since rates vary between apartment clusters (which typically carry chiller and shared-facility charges) and standalone villas (which typically do not).
Damac Hills 2 is a car-dependent community with no metro or tram line serving it directly; the nearest Dubai Metro stations are well outside walking distance. Access is via Al Qudra Road (D63), which runs along the community’s edge, connecting to Emirates Road (E611) to the north and Jebel Ali–Lehbab Road (E77). Drive times to Downtown Dubai and Dubai Marina are commonly quoted in the 30–45 minute range depending on traffic and the specific part of the community, though we have not independently timed this and treat it as an estimate rather than a fact. Villas and townhouses generally have dedicated private parking; apartment clusters have allocated or basement parking.
There is no operating, KHDA-registered school physically inside Damac Hills 2 at the time of writing. Damac’s own masterplan literature describes land set aside for future schools within the community, but Fidu could not independently verify that any school is currently operating on that land, so we do not list one. The two schools most commonly cited as nearest to Damac Hills 2 are both listed by KHDA under the general “Dubai Land” area:
Both are a short drive from Damac Hills 2 rather than inside it. Several nurseries operate within or immediately adjacent to the community according to Damac’s own marketing, but Fidu has not independently verified individual nursery names or their status against a regulator.
The community’s retail hub is the D2 Community Mall/Community Centre, which houses a Carrefour supermarket, a pharmacy, cafes including a Starbucks, and everyday services. A Saudi German Clinic branch operates inside the D2 Community Mall for outpatient healthcare — there is no full hospital inside Damac Hills 2 itself; residents needing hospital-level care travel outside the community. This is a routine gap for a Dubailand villa community of this size and stage of build-out, not something unique to Damac Hills 2.
Dining and retail are concentrated in and around the D2 Community Mall — supermarket, pharmacy, cafes and a handful of restaurants — plus food and beverage kiosks around Malibu Beach. This is a community-mall retail scene rather than a destination one; residents wanting a wider choice of restaurants or a full-scale mall drive to Dubai Hills Mall, Mall of the Emirates or similar, roughly 25–40 minutes away depending on traffic.
The signature landmark is Malibu Beach, a man-made lagoon and beach club with a wave pool, lazy river, splash pad and cabanas, designed around a California coastal theme. Motor Town offers go-karting and motoring-themed activities; Sports Town includes a cricket ground and nets, an outdoor gym, a paddle court, a football pitch, a basketball and volleyball court, and jogging and cycling tracks. The community also has an equestrian-themed area and several landscaped parks (including areas marketed as Central Park, District Park and Picnic Park).
Damac Hills 2 is genuinely outdoor-oriented for a Dubai villa community: multiple parks, a dedicated jogging/cycling network, the beach club, and sports facilities are all part of the standard offer rather than add-ons. This is one of the community’s clearest points of difference from higher-density apartment areas closer to the city.
Damac has developed three separate, adjacent-but-distinct communities in this part of Dubailand, and the naming makes them easy to mix up:
If a buyer says “Damac Hills,” confirm which of the three they actually mean — the price points, completion status and lifestyle proposition differ meaningfully between them.
The main access route is Al Qudra Road (D63), linking to Emirates Road (E611) — Dubai’s outer ring road connecting the northern and southern emirates — and to Jebel Ali–Lehbab Road (E77). There is no direct metro or tram connection; residents rely on private cars, and taxi/ride-hailing waits run longer than in denser parts of the city.
DLD’s own recorded data shows a genuinely active resale market — 1,361 properties sold in the past 12 months, at an average price of AED 1,686,142, with Bayut’s own ROI estimate running up to 5.98% and the H1 2026 citywide Sales Market Report separately naming Damac Hills 2 as the top “affordable” villa segment for yield at 5.97%. That is real, government-recorded liquidity at a genuinely lower price point than the original Damac Hills. We could not source a verified achieved-rent figure to independently confirm a yield, so treat the ROI estimates above as portal-calculated rather than DLD-confirmed. Is Damac Hills 2 the same as Damac Hills? No. They are two separate communities developed by Damac in the same general area of Dubailand. Damac Hills 2 was formerly called Akoya Oxygen and later Akoya, and is a distinct, lower-density, more affordable villa and townhouse community built around the Malibu Beach lagoon rather than the golf course that anchors the original Damac Hills.
Can foreigners buy property in Damac Hills 2? Yes. It is a designated freehold area under Regulation No. 3 of 2006, so UAE nationals, GCC nationals and foreign nationals can all hold full freehold title.
Does buying in Damac Hills 2 qualify for the Golden Visa? Only if the specific unit’s DLD valuation reaches AED 2,000,000. Entry-level units in Damac Hills 2 have historically launched below that level, so eligibility needs to be checked unit by unit rather than assumed for the community as a whole.
Is there a metro station near Damac Hills 2? No. The community has no direct metro or tram access; getting around requires a car or taxi/ride-hailing, via Al Qudra Road and Emirates Road.
Are there good schools in Damac Hills 2? Not inside the community itself. The nearest schools we could verify directly with KHDA are South View School (rated Good) and GEMS First Point School (rated Very Good), both a short drive away in the wider Dubai Land area.
Is Damac Hills 2 fully built? No. Parts of the community are complete and occupied, while other clusters — including some villa, townhouse and apartment products — remain under construction with phased handovers. Confirm the status of a specific building before buying off-plan.
Is there real resale activity? Yes — DLD recorded 1,361 property sales in Damac Hills 2 in the past 12 months, at an average price of AED 1,686,142, down 1% year-on-year.
