Every Dubai tenancy must be registered with Ejari, and the legal responsibility sits with the landlord. This is misunderstood constantly, and an unregistered tenancy is the landlord’s exposure.
Registration costs AED 220. Without it your tenant cannot connect DEWA or obtain a residence visa against the property, and you cannot bring a case to the Rental Dispute Centre. For AED 220 it is the cheapest protection in the process.
Rent increases are capped by the RERA rental index and require 90 days’ written notice before renewal. Miss the notice period and the contract renews on existing terms — that single administrative miss costs landlords a full year of uplift more often than any pricing error.

The landlord. It is mandatory and costs AED 220. An unregistered tenancy limits your access to the Rental Dispute Centre and blocks your tenant’s DEWA and visa processing.
It depends how far current rent sits below market for comparable units, per the RERA rental index. Serve notice at least 90 days before renewal or the contract renews on existing terms.

Short lets gross more but carry a DTCM permit, furnishing, cleaning, higher utilities, 15–25% management fees and seasonal voids. For most overseas owners the long let nets out better.
Ejari, the rental index and dispute resolution are administered by the Dubai Land Department. Service charge benchmarks vary by building — ask for the figure on yours before modelling returns.
