The point an off-plan purchase becomes an asset you can occupy, register and let. It is a sequence, and each step depends on the one before it.

Converting your Oqood into a title deed takes four to eight weeks after handover. Until it is in hand, Ejari registration is blocked — so you cannot legally let the property — along with Golden Visa applications against it and any secondary-market resale.
Missing documents at the DLD registration stage are the usual cause of delay, and the delay compounds. A buyer planning to rent from month one who has no title deed until month three has lost a quarter of the first year’s income.
Keep the completion notice. It carries the property index number (PIN) you need for Ejari and utility connections, and it is the single most commonly mislaid document in the whole process.
We monitor the developer’s notice and its PIN, so nothing waits on your side when handover is called.
Inspection arranged and the defect list agreed before handover is signed — the last point at which defects are unambiguously the developer’s responsibility.
Completion notice, signed handover form, snag list and rectifications, warranties, access cards and service charge details, checked at handover rather than when something fails.
We follow the DLD conversion through and chase what is missing, because the four-to-eight-week window only holds if the pack is complete.
DEWA and district cooling connected, and Ejari registered once the title deed is issued.
The whole sequence handled under power of attorney, so you do not need to fly in.
Send us the project and expected date. We will map the sequence against your timeline and flag anything likely to delay your title deed. No obligation and no cost.

Handover signed, Oqood converted to title deed over four to eight weeks, then utilities and Ejari.
Typically four to eight weeks for the Oqood conversion, assuming the document pack is complete. Missing paperwork is the usual cause of longer delays.
Not until the title deed is issued — Ejari depends on it. Plan for a gap between keys and first rent.
Completion notice with the PIN, signed handover form, snag list and rectification confirmations, warranty documentation, access cards and service charge details.
No. It can be completed under a properly drafted and attested power of attorney. Arrange it well ahead — attestation from abroad takes time.
